Commercial energy performance certificates
Commercial EPCs are a document that needs to be in place prior to marketing commercial property, above a standalone size of 50 sqm, for sale or let; this has been a phased government implementation throughout 2008 to help reduce the carbon emissions from commercial buildings. This is a requirement on construction, sale or lease of a commercial premises and will be enforced through trading standards with the liability of having the certificate produced, lying with the landlord or seller.
Much like a residential assessment, when producing commercial energy performance certificates the assessor will take account of the energy saving products within the property along with those items which if replaced or upgraded could change the efficiency levels and ultimately reduce running costs. A main factor of Commercial EPCs is the heating, ventilation and air conditioning (HVAC) system that is in place at the property; it takes a more qualified and skilled assessor to take account of these systems when completing commercial energy performance certificates to ensure a comprehensive and accurate result.
